ABSTRACT SERVICES

Forty Year Marketable (New) Abstract: A new abstract beginning from root of title to present.

Abstract Continuation: Continues abstract from last certification date to present including all documents in that time period affecting that parcel of land.

Stub Abstract: An abstract pre-continuation, filling in from root of title to existing abstract, generally to replace a missing part of an abstract.

SEARCH SERVICES

PERSONAL LIEN SEARCH (Name Search)

A search done on an individual, showing any judgments against that individual.

Interim Report of Liens (Gap Search)

Report of liens covering the time from a prior report of liens or abstract to current date, also often referred to as pre-closing search.

Report of Liens (Title Report)

A complete report of liens and record ownership of the current owner including all liens and judgments of record.

Title Guaranty Division Form 900 & 901

Title Guaranty Division Form 900 (Pre-Closing REFI Search): A search of record ownership and judgment and liens for the purposes of issuance of Title Guaranty Insurance Policy only.

Title Guaranty Division Form 901 (Post-Closing REFI Search): A final search showing closing documents for the purposes of issuance of Title Guaranty Insurance policy only.

OTHER SERVICES

Post Closing Certification (Sale): Certification of filing of closing documents without a search for additional liens and judgments.

Search Before Filing Documents of Before Closing: Interim search for new or intervening liens prior to closing or filing.

Tax Sale Report of Liens: Search for creditors and or lien holders for the purposes or notification of expiration or right of redemption in tax sale proceedings.
